LA Housing Eras and What They Mean for Your Plumbing
Different LA neighborhoods have different housing-era profiles, and the era tells us a lot about what we’re likely to find:
Pre-1940 homes (most of Hancock Park, Hollywood, Larchmont, Mid-Wilshire, Silver Lake, Echo Park, Mt. Washington, Highland Park, Eagle Rock, Beachwood Canyon, Windsor Square, Los Feliz): Original cast iron and galvanized branch lines feeding into clay tile main sewer lines. Decades of mineral scale and grease buildup are the usual culprits. Root intrusion is common given the mature tree coverage. These homes often need hydro jetting in addition to mechanical snaking.
1940-1970 homes (Mid-City, parts of Eastside, Westside, parts of Valley): Mix of cast iron and early copper. Cast iron stacks from this era are reaching the end of their service life and often show root intrusion at the sewer lateral. Galvanized branch lines from this era are also failing across the city.
1970-2000 homes: Copper supply lines and early PVC drains. Better-flowing materials overall, but kitchen lines still build up grease over time. Drain cleaning is usually straightforward on this era.
Post-2000 homes: Modern ABS or PVC throughout. Generally easier to clear when clogs occur, but newer drain configurations can still develop clogs from cooking grease, hair, and food waste like any other era.
